Constructed nearly 100 years ago, this adaptive reuse project is renovating the former headquarters of Welch's Grape Company.
The development is located at the corner of South Portage Street and East Main Street and is a contribution building in the New York MPS French Portage Road Historic District. As both a prominent structure in the town and contributing building to the Historic District, it was important to honor the legacy of the building while reimagining the future use.
Once completed the four story building will feature 46 apartments and 10,000 to 12,000 sf of ground-floor commercial space enhancing the already vibrant hamlet of Westfield New York. Apartments are planned to be a mix of income ranges, with some units serving well as potential artist’s lofts.
Residential units will be located on all four floors, taking advantage of existing large windows with views of either a public square, the downtown commercial district and/or a neighboring park. They range in size between 550 and 1200 sf for studio and one-bedroom apartments, and two-level two-bedroom units with mezzanines in the historic ballroom.
This project is pursuing historic tax credits and the design complies with the Secretary of the Interior Standards for Rehabilitation, including the restoration of original wood windows and the replication of steel windows.
