New luxury apartments on S. Goodman St. to open in March 2020

Rochester, N.Y. (WHAM) - The newest luxury apartment complex to go up in Rochester will be in the South Wedge neighborhood.

The 2.2-acre S. Goodman Luxury Apartments complex is currently under construction on South Goodman Street near the 490 overpass. There will be approximately 100 one and two-bedroom apartment units available for rent.

The former Sherwood Shoe Factory was the last building on the site. The five-story building burned down in 1971 at the corner of South Goodman and Karges Place.

Prices for the apartments start at $940, according to developer Mark IV Enterprises. Judy Hay, who represents the Swillburg Neighborhood Association, was asked about the affordability of the new living spaces.

"For some people, it's going to be an absolutely great place to live and work within their budget," Hay said.


The company bought the property in late 2015 and began soil remediation work on the Brownfield site last fall. Approximately 18,000 lbs. of contaminated soil was removed from the site.

There will be a picnic area with grills, dog park, lounge for residents and a fitness center. A gated lot and secured entrances with garage parking will also be available.


Sound resistant windows and sound dampening materials are being incorporated into the building. Solar panels are also being integrated into the plans.

The building is expected to be open to tenants in March 2020.
